Window Cleaning in Sunriver, OR | Rentals, Cabins & Second Homes
Sunriver has around 4,200 properties and roughly 2,000 year round residents. That means most homes here are empty most of the time, and the glass gets dirty while nobody is standing in front of it. Owners find out at check in, or worse, from a guest.
Sightline cleans windows across Sunriver, Caldera Springs, Crosswater, and Vandevert Ranch. Exterior glass needs no key and nobody in the house, so it happens whether you are here or not.
The Sunriver Situation
Most Sunriver Homes Are Empty When the Glass Gets Dirty
The year round population was 2,023 at the 2020 census, against roughly 4,200 private properties overseen by the Sunriver Owners Association. The gap is second homes and short term rentals.
That changes how this service has to work.
If you rent it out, dirty glass shows up in listing photos and in reviews. Your guest booked a view of the pines and the river, drove four hours for it, and is now looking through a slider covered in dog nose prints from the last family.
If it is your second home, you probably arrive on a Friday night and notice the windows on Saturday morning, when it is too late to do anything about it.
Either way, the answer is the same. Get on a rotation so the glass is done before you or your guests turn up, not after.
We send photos when the job is finished, so you can see it from Portland or the Bay Area without driving out.
Water Source
Sunriver Is on Well Water
Worth knowing, because it changes what shows up on your glass.
Sunriver Utilities has run the water system here since 1969, drawing from three primary wells into the Upper Deschutes Basin Aquifer and distributing it through nearly 81 miles of main to Sunriver, Caldera Springs, Crosswater, and Vandevert Ranch.
That is groundwater, not the surface water Bend partly relies on. We are not going to quote you a hardness figure, because Sunriver Utilities publishes its own water quality information and that beats a window cleaner’s guess. What we will tell you is what we see.
Sprinkler overspray leaves mineral deposits on the lower third of windows here regularly. If your glass is clear at the top and chalky at the bottom, that is a sprinkler head, not the weather. Adjusting it from spray to stream usually fixes the problem for good.
Ponderosa
Ponderosa Needles Fill Everything
Sunriver sits in ponderosa forest, and the trees do not stop dropping.
Deciduous trees shed over about six weeks in fall. Conifers drop needles, cones, and sap all four seasons. Needles are heavy, they mat together, and they pack into downspout openings, which is why a gutter under pines here can go from clear to blocked in about ninety days.
Plan on three or four gutter clearings a year in Sunriver, not two. The most important one is late October, after the last drop and before the first hard freeze.
The needles get into window tracks too, and into the frame edges around skylights, where they hold moisture against the flashing.
Cabin Glass
Cabin Glass Is High Glass
The great room window is why people buy here, and it is usually the one nobody can clean.
Vaulted ceilings in Sunriver cabins put interior glass fifteen to twenty five feet above the floor. Skylights sit above that. Then there is the deck glass, which faces weather all year and gets forgotten until someone photographs it for a listing.
We reach roughly 40 feet from the ground with water fed poles, which covers most Sunriver cabins including upper glass and many skylights. Nobody walks on your roof. If an array of glass sits back too far to reach safely, we say so before you book rather than after we arrive.
Winter
Winter Is Harder Here Than in Bend
Sunriver sits at 4,170 feet, higher than Bend and well above Redmond, and it sits on a cold flat that traps air. The record low here is minus 27 degrees, and January mean minimums run near 2 degrees.
Two things follow from that.
Exterior work pauses in deep winter
Below freezing, water on glass becomes a hazard rather than a clean. Winter is the season for interior glass, which in a rental is exactly when you want it done anyway.
Ice dams are a real risk
Snow melts off a warm roof, hits a gutter packed with frozen needles, and refreezes at the eave. The ice builds backward, water works under the shingles, and by the time you see a ceiling stain it has been going on a while. A cubic foot of ice weighs around 57 pounds, which is why gutters here pull away from the fascia under heavy spring snow. More on why this happens and how to prevent it →
The other side of the calendar matters too. Sunriver gets around half an inch of rain in July and about the same in August. Nothing rinses your glass, your panels, or your skylights through the entire summer season.
Our Services Here
What We Do in Sunriver
Vacation rental and second home glass
Exterior work needs no access at all, so it happens on a booked week. Interior goes on a gap day between reservations. Send your calendar or booking link and we find the windows. We coordinate directly with your housekeeper rather than making you the go between, and we do not do turnovers ourselves, so there is no overlap with whoever already cleans your property. Photos come back the same day. Rental scheduling →
Home window cleaning
Inside and out, with screens removed and washed, tracks vacuumed before wiping, and sills cleaned. Tracks matter more in Sunriver than most places, because needles and pumice grit collect in them and turn to paste the moment they get wet. Prices and inclusions →
Gutters
Three to four clearings a year under ponderosa. We work from a ladder at the eave or with a vacuum from the ground, never off your roof, and the debris leaves with us. Book the fall clearing before the first freeze. Gutter details →
Skylights and vaulted glass
From the ground with the pole, exterior and interior both. While we are up there we flag debris packed into the flashing, cracked seals, and fogging between panes, which is what leads to the leak nobody saw coming. We report it, we do not repair it. Skylights
Hard water and mineral spotting
Sprinkler deposits on windows, plus shower glass in rental bathrooms, which takes the worst of it. We test a small patch first and tell you whether it lifts or the glass has etched before you pay for anything. How the test works →
Solar panels
Once a year, early fall, after the dust and any wildfire ash have finished arriving. From the ground, purified water, soft brush, no detergents. Solar
