Serving Black Butte Ranch, Oregon

Window Cleaning at Black Butte Ranch | Fairway Homes, Cabins and Rentals

You bought the view. Mount Washington, Three Fingered Jack, Black Butte itself, and Mount Hood on a clear day. All of it arrives through a wall of glass facing a meadow.

Sightline keeps that glass clear across Black Butte Ranch, for owners who live here, owners who visit twice a year, and the rental homes in between.

Fairway Homes

Fairway Homes Get the Worst Spotting

If your house sits on Big Meadow or Glaze Meadow, this is your problem and you may not know it yet.

Golf course irrigation runs long, runs early, and throws water further than a residential sprinkler does. Homes backing onto a fairway catch the edge of that pattern every morning through the season. The water dries in the sun and leaves mineral behind on the lower half of the glass.

You end up with clear panes at the top and a chalky band across the bottom, on the exact windows facing the view you paid for.

Two things worth knowing. Caught early, that deposit comes off. Left for a season or two it can etch into the glass, and at that point nothing removes it. And the fix is often not on your property at all. Sometimes it is a course head that has drifted out of alignment, which is a conversation with the Ranch rather than a cleaning problem.

We will tell you which of those you are dealing with before we quote.

Trees

Aspen and Ponderosa Drop on Different Schedules

Most of Central Oregon is one story or the other. The Ranch is both, ponderosa pine and aspen groves through the whole property, and they behave nothing alike.

Ponderosa sheds needles, cones, and sap all year. Needles are heavy, they do not blow out of a gutter, and they mat into a dense layer that packs into downspout openings.

Aspen drops everything at once in the fall, over a few short weeks, and aspen leaves turn to a wet pulp that seals whatever is already sitting in the trough.

That combination is why gutters here need more attention than almost anywhere else we work. Three or four clearings a year, and the one after aspen drop is not optional. Leaves and needles left in a trough over a Ranch winter freeze into a solid mass that pulls the gutter away from the fascia.

The same debris fills window tracks, collects at skylight flashing, and sits in the corners of deck rails.

Meadow Glass

Meadow Facing Glass Collects More Than Dust

Big picture windows looking out over open meadow catch things that windows facing a street do not.

Wind carried dust and pollen. An open meadow is an open surface. Dry summer wind lifts fine grit and drops it on the nearest vertical surface, which is your great room window.

Birds. Deer, osprey, hawks, and falcons are part of why people come here. The osprey do not care about your glass. Droppings bake onto a hot pane fast, and left long enough the acidity marks the surface. If a window has taken a strike, you will also see a dust print where the bird made contact.

Meadow irrigation. The Ranch’s open ground is watered too, and the same overspray logic applies wherever a head reaches a house.

None of this comes off with a wipe. It needs proper washing, and the droppings in particular are worth dealing with sooner rather than later.

Absentee Owners

Owning From a Long Way Away

Black Butte Ranch has always been owned from elsewhere. When owners voted to acquire the developer’s remaining property in the 1980s, ballots went out to owners across 80 Oregon towns, 33 states, and eight foreign countries.

That has not changed much. Plenty of Ranch homes belong to people who see them a handful of weeks a year.

So we work the way that suits you. Quote from photos or an address. Approve by email or text. Finished photos the same day so you can see the work from Seattle, San Francisco, or anywhere else. Invoice electronically.

You do not need to be in Oregon, and you do not need to hand anyone a key for exterior work.

What We Do at Black Butte Ranch

Home window cleaning

Inside and out, with screens washed, tracks vacuumed before wiping, and sills cleaned. Screens matter here because pollen and meadow dust load the mesh, and a spotless pane behind a loaded screen still looks grey from your sofa. Prices and inclusions →

Gutters

Three to four clearings a year given the ponderosa and aspen mix. We work from a ladder at the eave or with a vacuum from the ground, never off your roof, and the debris leaves with us rather than getting blown into the trees. Gutter details →

Hard water and mineral removal

The fairway problem above, plus shower glass. We test a small patch first and tell you whether the deposit lifts or the glass has etched, before you pay for anything. We do removal and light restoration, not deep polishing, and we say so. How the test works →

Rental turnover glass

For homes in a rental program, exterior work needs no key and nobody in the house, so it fits a booked week. Interior goes on a gap day. We coordinate with your housekeeper directly. Rental scheduling →

Skylights and high glass

Reached from the ground with water fed poles, roughly 40 feet, exterior and interior both. While we are there we flag needle debris packed into the flashing and any seal that has failed. We report it, we do not repair it. Skylights

Solar panels

Once a year in early fall, purified water and a soft brush, from the ground. Solar

Window Cleaning Ranch — Same Week

Screens, tracks and sills included · Same-day photo quotes · Nobody on your roof · 7-day rain guarantee

FAQ

Questions From Ranch Owners

Almost always irrigation. If you back onto a fairway, it may be a course head rather than one of yours. We will show you the pattern and you can take it from there.

Approve by email, and we send photos the same day the work is done. Exterior needs no access at all.

Twice minimum, and the important one is after aspen leaf drop in late fall, before the first hard freeze. Under heavy ponderosa, three or four times.

Yes. We work from the ground, keep equipment off common paths and fairways, and take the debris with us.

Usually. Our poles reach around 40 feet, which covers most Ranch vaulted glass. If yours sits back too far to do safely, we tell you before booking rather than after we turn up.
