How Much Does Window Cleaning Cost in Bend, OR?
Most Bend homes run $180 to $480 for a full interior and exterior clean, with screens, tracks, and sills included at no extra charge.
That is the short answer. The rest of this page explains how that number is built, how it compares to the national average, and what actually moves it up or down on your property, so you can judge any quote you get, including ours.

The Benchmark
Where That Number Comes From
National figures for a full-house window clean generally land between $150 and $450, with most sources putting the average visit somewhere around $220. Per-window pricing is usually quoted at $8 to $16 for both sides of standard glass.
Our range sits a little higher at the bottom end than the national average. That is deliberate, and it is worth explaining rather than hiding.
Straight Answer
Why Our Starting Price Is Higher Than the National Average
Two reasons, and both of them are things you would otherwise pay for separately.
Screens, tracks, and sills are included. Most pricing guides list these as add-ons: roughly $2 to $5 per screen, $1 to $3 per window for tracks, and $2 to $4 per window for frames. On a 25-window house, that is easily $100 to $200 in extras on top of the base quote. We fold that into the price instead of itemising it at the end, as described on our residential window cleaning page.
Bend glass is harder to clean than average. Juniper pollen bonds to glass once it has been damp overnight. Wildfire smoke leaves an oily film that smears when wiped dry. Sprinkler overspray bakes mineral onto south-facing panes. These take longer than ordinary dust, and the time has to be priced honestly or the result suffers.
If you compare our quote against a cheaper one, check what the cheaper one includes. A $140 quote that charges separately for screens and tracks can finish higher than a $220 quote that includes them.
Price Factors
What Moves Your Price
Number of windows. The largest single factor. We count openings, and we tell you how we counted them.
Interior and exterior, or exterior only. Interior work needs access and takes longer. Exterior-only covers the glass alone, since screens and interior tracks cannot be reached from outside.
Storeys. Upper glass needs pole equipment and more time. Nothing above three storeys, and nobody on your roof. Skylights are quoted separately.
Divided-light and multi-pane glass. A window with twelve small panes takes far longer than one large sheet. Industry pricing reflects this with per-pane rates of $4 to $8. If you have divided-light windows, say so when you ask for a quote, because any honest quote has to account for them.
Hard water staining. Surface mineral lifts with restoration pads. Etched glass cannot be cleaned at all. We patch test before quoting either way, so you find out which one you have before you pay.
Access. Steep ground, gravel, landscaping, or locked gates change the approach. Tell us up front and there are no surprises on the day.
Comparing Quotes
What You Should Expect From Any Quote
Whoever you hire, these are reasonable things to ask for:
- A written scope that says what is and is not included
- Clarity on whether screens and tracks are extra
- A certificate of insurance, available before work starts
- A clear answer on whether anyone will be walking on your roof
If a company will not put the scope in writing, that is worth noticing.
Honest Advice
When You Do Not Need to Pay Anyone
We would rather lose a job than sell you one you do not need.
A single-storey home with reachable glass, a decent squeegee, and a free Saturday is a genuinely reasonable DIY job. You will save a few hundred dollars and the result can be good.
Hiring out makes more sense when there is a second storey, sunrooms or skylights, white mineral spotting, screens and tracks that need doing properly, or when a ladder is not something you should be on.
Frequency
How Often You Will Pay It
Most Bend homes do well with two cleans a year: one in late spring after pollen has finished, and one in early fall after smoke season and before the first freeze.
A third visit makes sense if sprinklers reach the glass, if you are on well or canal water, or if you sit under pines or juniper. Vacation rentals usually run quarterly. Storefronts run every two weeks.
If you only clean once a year, make it October.
