Bend Window & Glass Guides
Most advice about windows is written for somewhere else. It assumes rain that rinses your glass, water that comes out of a tap, and pollen that shows up in April. None of that describes Central Oregon.
These guides cover what actually happens to glass here, written from what we see on properties across Bend, Redmond, Sisters, Sunriver, Tumalo, and Terrebonne. Every figure is sourced, and where we could not verify something we say so rather than guessing.

The Guides
Does Bend Have Hard Water?
Nearly every window cleaning company in Bend tells customers the local water is high in minerals. The City of Bend’s own figures say it is soft to slightly hard, between 0.99 and 1.46 grains per gallon. This guide covers the real sources, why one street spots and the next does not, whether a water softener will help, and a table of water sources for every community we serve.
Read this if: you have chalky deposits on your glass, or someone has quoted you for a softener.
Wildfire Smoke on Your Windows
Smoke leaves an oily film that holds fine grit against the glass. Wipe it with a dry cloth and you drag abrasive particles across the surface, which is how people scratch their own windows every August. This guide covers the correct sequence, why ammonia is a problem on coated glass, and when in the season it is worth cleaning at all.
Read this if: your glass is hazy and wiping made it worse.
Juniper Pollen Season
Central Oregon’s pollen season starts in late February, roughly six weeks before most people expect it. Juniper sheds first, then birch, cottonwood, and maple follow through to a mid April peak. This guide explains why pollen bonds to glass overnight, why your screens are holding more of it than your windows are, and why cleaning in March is money wasted.
Read this if: your south facing glass turns yellow in early spring.
Redmond’s Watering Schedule
Redmond’s mandatory watering runs April to October, odd and even by address, with sprinklers allowed only between 7 p.m. and 9 a.m. under the updated 2026 ordinance. This guide explains how that schedule leaves mineral spots on your glass, and the one clean a year that actually holds.
Read this if: your Redmond windows spot on the lower third every summer.
Sunriver’s Ice Dams
Ponderosa needles pack Sunriver gutters solid by fall, and that packed gutter is usually the real reason an ordinary winter freeze turns into a structural ice dam. This guide covers the mechanics, the 57-pound-per-cubic-foot weight problem, and the one clearing that prevents it.
Read this if: your Sunriver gutters have pulled loose, or you have seen ice buildup at the eave.
What Window Cleaning Costs in Bend
Most Bend homes run $180 to $480 for a full clean. This guide shows how that number is built, how it compares to the national average, what moves it up or down, and when you do not need to hire anyone at all.
Read this if: you are comparing quotes and want to know what is actually included.
Seasonal Guide
When to Clean, and Why
Two visits a year suits most homes here, timed around the two things that actually dirty glass in Central Oregon.
If you only clean once a year, make it October.
