Pricing

What Does It Cost to Clean House Windows in Bend?

Three things drive the price. How many panes you have, how high they sit, and how long since the last clean.

For reference, HomeAdvisor reports a national range of $150 to $302 for house window cleaning, averaging around $220, based on an EPA figure of 22 windows in a typical home.

Bend runs above that average, and there is a reason. Homes here are built to face the Cascades, which means more glass and larger panes than the national norm. A great room facing Broken Top can hold four panes worth six ordinary windows. You are not paying more per pane. You simply own more glass.

We quote inside and out as one price. Exterior only runs roughly 60 to 70 percent of that.

Text photos of each side of your house to (541) 541-4344 and we will send a firm number, usually the same day.

No Surprises

How We Count Windows

Most quotes go wrong because nobody agrees on what one window means. Here is our rule, in writing, before you book.

Counts as one

  • A single or double hung window
  • A picture window
  • A casement
  • A window with grids you can remove

Counts as two

  • A sliding glass door
  • Two windows sharing a frame
  • A window with a transom above it
  • A window with grids fixed permanently into the glass

Grids double the work because every small pane gets cleaned by hand. A great room wall facing Broken Top gets measured on site rather than counted.

What Is Included

Screens come out, get washed on both sides, and go back in the openings they came from. Tracks get vacuumed first, then wiped, because grit plus water turns to mud. Sills and frames get cleaned. Glass is done on both sides.

One thing to know about exterior only. If you book exterior work alone, that covers the glass. Screens have to come out from inside, and interior tracks cannot be reached from outside the house. We put that on your quote so it is never a surprise.

Ask any company you are comparing us to whether screens are included. Several here leave them off the list.

What Costs Extra

Hard water restoration, skylights that need roof access, and any job requiring a lift. All itemised on your quote.

Before and After: Real Bend Homes

Two of the most common jobs we see in Bend homes: hard water spotting on exterior glass, and a dulled interior view that a proper clean brings straight back.

Before and after hard water spot removal on a residential window in Bend, Oregon

Hard Water Spotting Removed

Sprinkler minerals baked onto south-facing glass. Surface deposits lift with restoration pads. We patch test first, so you know before you pay.

The View, Restored

Dust film and smudges dull the glass you paid for. Inside and out is one price, and the Cascades come back sharp.

Local Conditions

Why Bend Windows Get Dirty So Fast

The Truth About Bend Water

Nearly every window cleaning company in Bend says the local water is high in minerals and stains glass. The City of Bend’s own water quality information says otherwise. City water measures 0.99 to 1.46 grains of hardness per gallon, which counts as soft to slightly hard under U.S. Department of the Interior and Water Quality Association standards.

What you are told

Bend has mineral rich water that stains your glass.

What the City reports

0.99 to 1.46 grains per gallon. Soft to slightly hard.

So what causes the white spots?

Two things. Many yards run on untreated irrigation or canal water rather than city tap, and that water carries mineral and fine grit. Homes past the city limits in Deschutes River Woods, Tumalo, and Terrebonne draw from private wells with much higher mineral content.

A sprinkler head hitting the bottom of a window every morning, baking dry in high desert sun, builds deposits fast. That is why one Bend street has spotted glass and the next street over does not.

Juniper Comes Early Here

Bend allergist Dr. Adam Williams told the Bend Bulletin that the Central Oregon pollen season starts in late February or early March when juniper sheds, then peaks around mid-April as birch, cottonwood, and maple follow.

The yellow film on south glass in early March is juniper, not spring dust. It bonds once it gets damp and dries.

Smoke Film in Late Summer

Wildfire smoke leaves a thin oily layer on exterior glass. Wiped dry, it smears. This is why our phone starts ringing in September.

Spotted or Etched? A Quick Test

Wet the glass and rub firmly with a soft cloth. If the white lifts or fades, it is surface deposit and we can remove it. If it stays chalky, the mineral has bitten into the glass surface. That is etching, and no cleaning product reverses it.

We will tell you which one you have at the quote rather than charging you for a wash that cannot work.

Cleaning Schedule

How Often Bend Homes Need Cleaning

For most homes in Bend, professional window cleaning twice a year is a good routine. A late-spring cleaning helps remove pollen and winter buildup, while an early-fall visit clears away summer dust and smoke residue.

Homes in areas with more exposure to trees, irrigation water, or outdoor dust may benefit from more frequent cleaning. Staying on a regular schedule also helps prevent dirt and mineral deposits from building up on the glass, making each cleaning easier to maintain.

The Process

What Happens on the Day

1. Send photos

Text one photo of each side of your house to (541) 541-4344. Most quotes come back the same day.

2. Booking

You get a two-hour arrival window and a text when we are on the way.

3. Before we start

We move door mats and patio furniture clear of water. Shoes come off inside. Tell us about pets and we work around them.

4. The clean

Frames first, then glass, working from the top of the house down so nothing above drips onto finished work below.

5. Dry check

Wet glass hides flaws. We wait for it to dry, walk the property, and check every pane. Furniture and mats go back where they were.

6. Rain guarantee

If it rains within seven days of your exterior clean, call us and we come back to touch it up for free.

Honest Advice

Should You Do It Yourself Instead?

Sometimes, yes, and we would rather say so.

Do it yourself

If you have a one story home, reachable glass, a decent squeegee, and a free Saturday. You will save a few hundred dollars and the job is not complicated.

Call us

If you have a second story, vaulted great room glass, skylights, mineral spotting, or if you want screens and tracks handled properly.

About Ladders

Most window cleaning injuries are falls, not glass cuts. Plenty of Bend homes have gravel, slope, or lava rock exactly where a ladder foot needs to sit. If you are over 65, or the ground is uneven, let someone else climb it.

We use water fed poles that reach around 40 feet from the ground, which covers second story glass, vaulted windows, and most skylights. Nobody walks on your roof.

Get Your Price Today

Call and tell us what you have. Most quotes take a couple of minutes on the phone. If we need a closer look, text photos of each side of the property and we will come back the same day.

No site visit. No waiting in. No number that changes when we arrive.

FAQ

Frequently Asked Questions — Residential Window Cleaning Bend

No. We carry liability insurance and workers’ compensation, and can send certificates for both before we start. Ask any company for both, not just liability. Without workers’ comp, an injury on your property can become your problem.

We note existing damage before we start. Older glass in Bend often carries scratches from previous cleaners taking a blade to mineral deposits, and that is not something anyone can undo. Better you know it was already there than wonder afterwards.

Yes. Purified water and plain biodegradable soap. Nothing that will burn a lawn, damage a garden bed, or bother a dog.

We stop. Forcing a brittle or painted frame usually breaks it, and Bend sun makes vinyl splines brittle faster than most climates. We show you which ones and leave the decision to you.

No. We do not use ammonia based cleaners, which break down tint film over time. Tell us your glass is tinted and we note it on your file.

Yes. Twice yearly and quarterly schedules cost less per visit than one off bookings, because maintained glass takes less work. No contract, cancel whenever.
